This is one not discussed a lot, but I seem to see it more and more - always incidental.

Answer: Liposclerosing myxofibrous tumor (LSMFT for short)

Similar to other lytic, peripherally sclerotic, mildly expansile lesions, this one is almost always in the intertrochanteric region of the femur. Historically it was benign but of course now there are case reports of malignant transformation so now I guess you have to put the MRI follow-up disclaimer on the report.
